Why We Chose New Construction in St. Johns County

Why build when you can buy a short sale...

My family recently built a home in Durbin Crossing a community in the St. Johns County area.   We mostly love our new home but building a home certainly has it's stresses.  Ask me about the SOD...but that's another discussion.   We built our very first home which I don't recommend unless you have a Realtor or someone very knowledgeable sitting with you as there were so many poor choices we made like going with standard cabinets rather than 42" or choosing green formica because we liked the color. ( I was not a Realtor at the time!! ) When you build a home you get to do things the way you want to do them (well not everything you want unless you have unlimited means).  Why'd we build?  Well, we KNEW we wanted to be in the St. Johns County area and we knew we wanted to be near our friends.  We LOVED the amenities in the Julington Creek Plantation area and we really wanted to find a home there.  My husband insisted a 3 car garage was a necessity which put a lot of the homes in the Julington Creek Plantation area out of our price range or they were short sales.  While I love the idea of getting a short sale, because of the school boundaries and the third move to a new school in three years, we knew we couldn't start our children in one school and move again if the short sale wasn't approved.

So here we are living in Durbin Crossing, dealing with dead sod, new construction, nails in tires and uncertainty about when the community will be built out.  We are explorers in a new frontier and we've made friends on the journey.

We can almost always find someone to talk to.   People who live here are looking to establish themselves and reestablish support networks, they're friendlier.  I found this out when I bought my first home and have remained friends with the people who started the "3PC's (Pre Parent Party Club) with us.  Now,  I play Bunco, my kids have playdates and we have block parties.  I have several people I can call if I get into a bind for childcare or need a cup of sugar.  I've celebrated my neighbor's daughters Christening, I'm going to a baby shower... my husband plays poker.

I get to start with a fresh canvas rather than ripping up someone else's green counter tops.  (Our last home which was a resale also had green counters...It's a 1990's thing!!)  I know the only people who've bathed in my tub.   My kids are the only ones who've stained my carpet and best of all I HAVE CENTRAL VAC!!!
